Conroe inventory is down, even with more sales this summer

Here is the one thing that shapes everything else right now. The Real Estate Data Aggregator counted 815 homes for sale across Conroe's three tracked ZIP codes in the three months ending August 31, 2026. That is down 17.7% from the same period a year ago. At the same time, 620 homes sold, up 8.6%. More sales, fewer listings. That combination tells you supply is tighter than it looks on the surface.

Nationally, Realtor.com reported active listings topped 1.16 million homes in September 2026. Conroe moved the opposite direction. Fewer sellers listed, and buyers kept buying. That gap between supply and demand is worth understanding before you price or make an offer.

What the numbers say, ZIP by ZIP

Conroe covers three ZIP codes, and they do not all tell the same story. The Real Estate Data Aggregator breaks them out separately, and the differences matter.

Prices dipped a little across the board

Median sale prices fell in all three ZIP codes compared with a year ago. The Real Estate Data Aggregator shows 77304 down 4.7%, to $357,190. ZIP 77302 fell 7.7%, to $341,365. ZIP 77384 dropped 4.9%, to $409,000. That is a real shift, and it is worth knowing before you set a list price or make an offer.

The Federal Housing Finance Agency reported U.S. house prices rose 2.6% from July 2025 to July 2026. Conroe's price movement ran below that national figure. Knowing where your ZIP code sits against the national trend helps you read your own situation more clearly.

Homes are taking longer to sell in two of the three ZIP codes

The Real Estate Data Aggregator shows median days on market rose in 77304 and 77384. In 77304, the median was 74 days, up 6 days from a year ago. In 77384, it was 57 days, up 17 days. ZIP 77302 went the other way: 84 days, down 8 days from a year ago. Not every home sat long. In 77384, 17.2% of homes went under contract within two weeks of listing, according to the Real Estate Data Aggregator.

Sellers are still getting close to their asking price

Even with prices softer and days on market longer, sellers are not giving away large discounts. The Real Estate Data Aggregator shows average sale-to-list ratios of 97.8% in 77304, 98.4% in 77302, and 97.6% in 77384. Those figures held steady or improved slightly in 77304 and 77302 compared with a year ago.

New listings are down, which keeps supply tight

The Real Estate Data Aggregator counted 697 new listings across the three ZIP codes in the three months ending August 31, 2026. That is down 10.8% from a year ago. Fewer sellers are coming to market. That is the main reason inventory stayed low even as sales picked up.

Realtor.com reported that 20.8% of listings nationally took a price cut in September 2026, the highest share since October 2022. Mortgage rates climbed above 7% for the first time since January 2025, according to Realtor.com. Those two facts together explain why some Conroe sellers are adjusting their prices, and why buyers are moving more carefully.

In short
  1. Conroe had 815 homes for sale in the three months ending August 31, 2026, down 17.7% from a year ago.
  2. Sales rose 8.6% to 620. Prices softened a little in all three ZIP codes.
  3. Homes are taking a bit longer to sell in two of the three areas.
  4. Sellers are still landing close to their asking price.
  5. Supply is limited, and that shapes what both sides of a transaction can expect.

One more thing worth saying. These numbers cover whole ZIP codes. One street, one neighborhood, or one price range can read very differently from the ZIP code total. If you want to know what the data says about your specific address, I am glad to look at it with you.
