Conroe sales rose even as fewer homes came to market

Those two numbers tell a clear story. Buyers kept showing up in Conroe even as sellers pulled back. That combination is worth understanding whether you own here or are thinking about buying.

The Real Estate Data Aggregator counted 650 sales across ZIP codes 77304, 77302, and 77384 in the three months ending July 31, 2026. That is up 13.2% from the same three months in 2025. At the same time, new listings across those same ZIPs fell 13.1%, to 765. More buyers, fewer choices.

That picture looks different from what Realtor.com reported nationally. Nationwide, active listings topped 1.16 million, up 5.5% year over year. Conroe went the other direction: inventory shrank 16.4%, to 839 homes for sale. Buyers here had fewer options, yet more homes changed hands.

ZIP 77304: steady price, fewer homes to choose from

The Real Estate Data Aggregator put the median sale price in 77304 at $356,000 for the three months ending July 31, 2026. That is up just 0.8% from a year before, so prices held firm. Homes for sale fell 24.3%, the sharpest inventory drop of the three ZIPs. Sellers found 232 buyers, though that count was down 4.1% from 2025. The median home took 77 days to sell, 20 days longer than a year ago. Homes still closed at 97.5% of list price on average.

ZIP 77302: the most sales, and prices softened a little

ZIP 77302 led Conroe in sales volume. The Real Estate Data Aggregator counted 262 homes sold there, up 27.8% from 2025. That is a meaningful jump. The median sale price came in at $345,645, down 4% from a year before. Prices dipped a little, but buyers were clearly engaged: pending sales rose 9.6% and the sale to list ratio improved to 97.9%, up 1.3 points. Months of supply fell to 4.2, down 1.8 months from last year.

ZIP 77384: fastest pace, tightest supply

ZIP 77384 moved quickest. The Real Estate Data Aggregator recorded a median of 53 days on market, the lowest of the three ZIPs. Supply sat at just 2.9 months, also the tightest. The Real Estate Data Aggregator counted 156 homes sold, up 22.8%. The median sale price was $412,500, though that was down 5.6% from a year ago. Goodness, 16.4% of homes there went under contract within two weeks of listing, the highest quick sale share in Conroe.

The national picture, for context

Nationally, the Federal Housing Finance Agency reported U.S. house prices rose 2.6% from July 2025 to July 2026, and 0.3% from the prior month on a seasonally adjusted basis. Realtor.com reported mortgage rates topped 7% for the first time since January 2025, and that 20.8% of listings nationwide saw price cuts in September, the highest share since October 2022. Conroe's rising sales count and shrinking inventory read differently from that national tone.
