Conroe sales rose even as fewer homes came to market
National headlines can make Conroe feel like a different place right now. Realtor.com reported that active listings grew 5.5% across the country in September. Here, the Real Estate Data Aggregator tells a different story. Inventory fell, fewer homes came to market, and buyers still showed up. That gap between the national picture and your own street is exactly why the details matter.
Conroe as a whole: more sales, fewer choices
More homes sold even though fewer were available. That tells you buyers were active and willing to move on what they found. Pending sales held nearly flat, down just 1.1% by the Real Estate Data Aggregator's count, so demand did not fall off a cliff. What changed is the pool of homes to choose from.
One national number is worth keeping in mind. CNBC reported that the average rate on a 30-year fixed mortgage with a conforming loan balance reached 7.50% as of mid-October. Fannie Mae, also reported by CNBC, forecasts that rate staying at 7.5% through all of 2027. That affects what buyers can afford, and it affects how you price.
Each ZIP code reads a little differently
Conroe covers three ZIP codes, and they did not all move the same way. Here is what the Real Estate Data Aggregator counted for each one in the three months ending August 31, 2026.
| 77302 | 77304 | 77384 | |
|---|---|---|---|
| Median sale price | $341,365 | $357,190 | $409,000 |
| Price change vs. 2025 | down 7.7% | down 4.7% | down 4.9% |
| Homes sold | 254 | 227 | 139 |
| Sales change vs. 2025 | up 19.2% | down 3.4% | up 13% |
| Median days on market | 84 days | 74 days | 57 days |
| Months of supply | 4.2 months | 4.2 months | 3.3 months |
Prices dipped a little across all three ZIPs
Median sale prices fell in all three ZIP codes compared with the same period in 2025. That is worth saying plainly. The Real Estate Data Aggregator put the drop at 7.7% in 77302, 4.7% in 77304, and 4.9% in 77384. Prices adjusting while sales volume rose is not a contradiction. It often means sellers who priced well found buyers, and sellers who priced too high sat longer.
How long homes are taking to sell
The fastest ZIP was 77384, where the Real Estate Data Aggregator put the median at 57 days on market. That said, 77384 also saw days on market climb 17 days longer than a year before. In 77304, the median was 74 days, up 6 days. In 77302, it was 84 days, but that ZIP actually moved 8 days faster than the same period in 2025. Speed depends on the ZIP and the price.
Sellers are getting close to their asking price
Sale-to-list ratios held up well. The Real Estate Data Aggregator put the average at 98.4% in 77302, 97.8% in 77304, and 97.6% in 77384. Both 77302 and 77304 improved from a year before. That means sellers who priced realistically were not giving much away. Homes that needed price cuts likely pulled the median down; homes that were priced right sold close to ask.
Quick sales are less common than a year ago
The share of homes that went under contract within two weeks of listing fell in all three ZIPs. The Real Estate Data Aggregator counted 17.2% in 77384, 16.7% in 77304, and 10.4% in 77302. All three were lower than the same period in 2025. Buyers are still active, but they are taking a little more time to decide. That is worth knowing before you set your timeline.
Nationally, Realtor.com reported that 20.8% of listings took a price cut in September, the highest share since October 2022. Conroe's sale-to-list ratios suggest sellers here who priced carefully fared better than that national figure implies. Even so, pricing carefully matters more now than it did a year ago.
Supply is tighter than it looks on the surface
The Real Estate Data Aggregator put months of supply at 4.2 months in both 77302 and 77304, and 3.3 months in 77384. All three fell from a year before. Fewer months of supply means fewer homes competing with yours. In 77384, supply dropped 0.9 months. In 77304, it dropped 1.6 months. In 77302, it dropped 1.3 months. Less competition on the shelf can help a well-prepared home stand out.
- Conroe sold more homes in the three months ending August 31, 2026, even as inventory and new listings both fell.
- Prices dipped a little in all three ZIP codes.
- Homes are taking a bit longer to sell than a year ago, but sellers who priced well still got close to their asking price.
- The national picture, rising rates and more listings elsewhere, does not describe what the Real Estate Data Aggregator counted here.
