CNBC reported the average 30-year fixed rate reached 7.49% the week of October 7, 2026. Realtor.com said rates topped 7% for the first time since January 2025. That is a real headwind for buyers. Even so, people kept moving here.

The Real Estate Data Aggregator counted 691 homes sold across Lake Conroe in the three months ending August 31, 2026. That is up 2.1% from the same months in 2025. Demand did not stop. It kept pace even as borrowing costs rose.

The 730 pending sales, up 2.4%, tell a similar story. Buyers are still writing contracts. That number points forward, so it matters if you are thinking about listing soon.

Inventory shrank a little. The Real Estate Data Aggregator counted 1,304 homes for sale across Lake Conroe, down 6.6% from a year before. Fewer choices for buyers can help sellers who price well.

What the national picture adds

CNBC reported that applications to purchase a home declined 2% for the week ending October 7, 2026. That is a national number. Lake Conroe's own pending sales moved in the opposite direction, up 2.4%.

The Federal Housing Finance Agency reported U.S. house prices rose 2.6% from July 2025 to July 2026. That is a national figure, not this market's. Your home's number depends on its ZIP code and street.

In short
  1. Rates above 7% are real.
  2. They slowed some buyers nationally.
  3. But the Real Estate Data Aggregator counted 691 homes sold across Lake Conroe in the three months ending August 31, 2026, up 2.1%, with 730 more under contract.
  4. People are still making moves here.
  5. Pricing and timing still matter, and one street can read very differently from the whole ZIP code.
