Lake Conroe sales rose even as inventory fell
More buyers closed on Lake Conroe homes this summer, even though there were fewer homes to choose from. That combination tells you something useful if you are thinking about pricing or timing a move.
The Federal Housing Finance Agency reported that U.S. house prices rose 2.6% from July 2025 to July 2026. Lake Conroe's sales count moved in the same direction. Buyers stayed active here through the summer.
Rates are part of the picture, too. CNBC reported the average contract rate on a 30-year fixed mortgage with a conforming loan balance hit 7.30% as of September 30, 2026. Realtor.com noted that mortgage rates topped 7% for the first time since January 2025. That is a real number for buyers to plan around.

ZIP 77356: sales jumped, inventory tightened
The Real Estate Data Aggregator counted 300 homes sold in ZIP 77356 in the three months ending July 31, 2026. That is up 22.4% from the same months in 2025. Goodness, that is a big move. The median sale price came in at $384,500, up 1.5% year over year.
Homes for sale in 77356 fell 12.4% to 481. Months of supply dropped 2 months to 4.9. The median home went under contract in 63 days, which was 6 days longer than a year before. Nearly 1 in 5 homes, 19.9%, went under contract within two weeks of listing.
ZIP 77318: sales grew, time on market stretched
The Real Estate Data Aggregator counted 214 homes sold in ZIP 77318, up 3.9% from a year before. The median sale price was $327,450, down 3.2% year over year. Prices dipped a little here, which is worth knowing if you are setting a number.
The median home sat on the market 89 days, 16 days longer than the prior year. Homes for sale rose 5.8% to 437, and months of supply edged up to 6.3. About 14.9% of homes went under contract within two weeks of listing.
ZIP 77304: inventory dropped sharply, price held
The Real Estate Data Aggregator counted 232 homes sold in ZIP 77304, down 4.1% from a year before. The median sale price was $356,000, up 0.8%. Not every home sold faster, but prices held.
Homes for sale fell 24.3% to 336, the sharpest inventory drop of the three ZIP codes. New listings dropped 21.6%. Months of supply fell 1.2 months to 4.4. The median home took 77 days to sell, 20 days longer than the prior year. Only 13.5% of homes went under contract within two weeks of listing.
What this means for you
Across Lake Conroe, buyers kept showing up even as choices narrowed. The sale-to-list ratio stayed close to asking price in all three ZIP codes, between 97.3% and 97.8%, according to the Real Estate Data Aggregator. That means sellers who priced well still got close to what they asked.
Days on market stretched in every ZIP code compared with a year before. That is an honest signal. Homes that are priced right are still selling. Homes that are not are sitting longer.
