Lake Conroe sales rose even with rates above 7%

Rates are high. Buyers are still here. That is the short version of what the numbers show for Lake Conroe this period.

Realtor.com reported that mortgage rates topped 7% for the first time since January 2025. CNBC put the average 30-year fixed rate at 7.30% for conforming loans. And yet the Real Estate Data Aggregator counted 746 homes sold across the Lake Conroe market in the three months ending July 31, 2026. That is up 7.6% from the same three months in 2025.

If you are thinking about selling, that tells you buyers are still making moves. If you are thinking about buying, it tells you homes are trading even in a higher rate market. Neither side should be waiting for the market to freeze, because it has not.

Fewer homes for sale, more pending

The Real Estate Data Aggregator also counted 1,254 homes for sale across the Lake Conroe market in that same period. That is down 10.8% from a year ago. At the same time, pending sales came in at 770, up 4.5% from last year. Fewer choices for buyers, and more of them are still writing contracts.

ZIP 77356: the most sales, prices edged up

The Real Estate Data Aggregator counted 300 homes sold in ZIP 77356 in the three months ending July 31, 2026. That is up 22.4% from a year ago, the strongest gain of the three ZIPs. The median sale price came in at $384,500, up 1.5%. Homes took a median of 63 days to sell, which is 6 days longer than last year. Supply tightened: months of supply fell to 4.9, down 2 months from a year ago. Pending sales rose 12.3%, and nearly 1 in 5 homes went under contract within two weeks of listing.

ZIP 77318: sales up, prices dipped a little

The Real Estate Data Aggregator counted 214 homes sold in ZIP 77318 in the three months ending July 31, 2026, up 3.9% from a year ago. The median sale price was $327,450, down 3.2%. That is a real dip, and worth knowing if you are pricing a home here. Homes took a median of 89 days to sell, 16 days longer than last year. The sale-to-list ratio held at 97.8%, which is the strongest of the three ZIPs. Months of supply came in at 6.3, up slightly. Pending sales rose 5.7%.

ZIP 77304: supply dropped sharply, prices held

The Real Estate Data Aggregator counted 232 homes sold in ZIP 77304 in the three months ending July 31, 2026, down 4.1% from a year ago. The median sale price was $356,000, up 0.8%. The bigger story here is supply. Homes for sale fell 24.3% from a year ago, and new listings dropped 21.6%. Months of supply came in at 4.4, the tightest of the three ZIPs. Homes took a median of 77 days to sell, 20 days longer than last year. Not every home sold quickly, but the ones priced well found buyers.

What the rate picture means

Realtor.com reported that rates topped 7% for the first time since January 2025. CNBC reported the average 30-year fixed rate at 7.30% for conforming loans. Those are real numbers, and buyers feel them. Even so, the Federal Housing Finance Agency reported that U.S. house prices rose 2.6% from July 2025 to July 2026. Prices nationally are not falling. And here in the Lake Conroe market, 746 homes still traded in three months. That is what the data shows.
