Montgomery added listings and still kept prices steady
Mortgage rates topped 7% for the first time since January 2025, according to Realtor.com. That kind of rate news can rattle a market. Montgomery held steady anyway.
These numbers come from the Real Estate Data Aggregator for the three months ending August 31, 2026. I want to be upfront about what the data shows, the good and the parts worth watching.
The price held, and more homes sold
The Real Estate Data Aggregator counted 458 new listings in Montgomery for the three months ending August 31, 2026. That is up 25.8% from the same period a year before. More sellers came to market, and prices did not slip.
At the same time, the Real Estate Data Aggregator counted 270 homes sold, up 10.7% from a year ago. Buyers absorbed the new supply. That is a good sign for sellers who priced well.
Homes are taking a little longer to sell
The Real Estate Data Aggregator put the median days on market at 72 days, which is 3 days longer than a year ago. That is a small change. Sellers should plan for it.
Still, 21.2% of homes went under contract within two weeks of listing, according to the Real Estate Data Aggregator. That share is up 7.2 points from a year ago. The right price and condition still move homes quickly.
Sellers are getting close to their asking price
The Real Estate Data Aggregator shows homes in Montgomery sold at an average of 97.2% of list price. That is up 0.9 points from a year ago. Sellers who priced carefully recovered nearly all of their ask.
About 7.4% of homes sold above list price, up 1.7 points from a year ago. That share is modest, but it moved in the right direction.
What this means if you own a home in Montgomery
More listings came to market, so you have more competition than a year ago. Prices held, which tells you buyers are still here and willing to pay. Pricing your home well from the start matters more now.
The Federal Housing Finance Agency reported that U.S. house prices rose 2.4% from August 2025 to August 2026. Montgomery's median held flat over that same stretch. That steadiness, with more supply coming in, is worth noting.
What this means if you are looking to buy in Montgomery
You had more homes to choose from this summer. The Real Estate Data Aggregator counted 550 homes for sale in Montgomery for the three months ending August 31, 2026. Supply did not flood the market, but it grew. Prices did not reset, so do not count on a broad price drop. A well-priced home still moved in two weeks.
Rates are a real factor right now. Realtor.com reported rates topped 7% for the first time since January 2025. CNBC reported the average contract rate for 30-year fixed mortgages at 7.37% as of late October. Budget for that before you start.
One street can read differently from the whole ZIP code
These numbers cover all of ZIP code 77356. Your street, your subdivision, and your home's own features all shape what actually happens when you list or buy. Goodness, I have seen two homes on the same block close very differently in the same month.
- Montgomery added 458 new listings, up 25.8%, and still closed 270 homes at a median of $370,000, unchanged from a year ago.
- Days on market ticked up 3 days to 72. Sellers recovered 97.2% of their asking price on average.
- More supply came in and prices held.
- That is a steady market, not a sliding one.
