Montgomery had more sales and more listings at the same time

More choices and more sales at the same time. That is what the Real Estate Data Aggregator counted in Montgomery for the three months ending August 31, 2026. Sellers listed more homes. Buyers still showed up.

Sales growing faster than listings is good news for sellers. Buyers are absorbing the new supply. Realtor.com reported that active listings topped 1.16 million homes nationally in September 2026. Montgomery followed that same pattern, and still closed more sales than a year ago.

What each ZIP code showed

Montgomery sits across two ZIP codes, and they read a little differently from each other. Here is what the Real Estate Data Aggregator counted for each one.

In ZIP 77356, the median sale price held at $370,000, unchanged from a year ago. The Real Estate Data Aggregator counted 270 homes sold, up 10.7%. Homes took a median of 72 days to sell, which is 3 days longer than the same period of 2025. Sellers received 97.2% of their list price on average, up 0.9 points.

In ZIP 77316, the median sale price reached $421,275, up 12.3%. The Real Estate Data Aggregator counted 466 homes sold, up 33.9%. Homes took a median of 89 days, which is 31 days longer than a year ago. Sellers received 96.8% of list price on average, up 1 point.

Days on market did stretch in both ZIPs. That is worth knowing before you price. More homes to choose from gives buyers a little more time to decide.

In ZIP 77356, the Real Estate Data Aggregator found that 21.2% of homes went under contract within two weeks of listing. That share was up 7.2 points from a year ago. Goodness, that is a meaningful jump. In ZIP 77316, the figure was 12.2%, down 5.9 points. The two ZIPs are telling different stories on speed.

Supply is easing, and that is a shift worth watching

Months of supply dropped in both ZIPs. The Real Estate Data Aggregator put ZIP 77356 at 6.2 months, down 0.5 months from a year ago. ZIP 77316 came in at 5.8 months, down 0.6 months. More sales are working through the inventory even as new listings rise.

What the national picture adds

Mortgage rates are a real factor right now. CNBC reported that the average contract rate for a 30-year fixed mortgage with a conforming loan balance reached 7.49% as of October 7, 2026. Realtor.com noted that rates climbed above 7% for the first time since January 2025. That affects what buyers can afford, and it is showing up in longer days on market across the country.

Realtor.com also reported that price cuts hit 20.8% of listings nationally in September, the highest share since October 2022. Montgomery's median prices held steady or rose, which is a different result from the national trend. Even so, pricing carefully from the start matters more when rates are this high.

The Federal Housing Finance Agency reported that U.S. house prices rose 2.6% from July 2025 to July 2026, and 0.3% from June to July 2026 on a seasonally adjusted basis. Montgomery's ZIP 77316 outpaced that national figure with a 12.3% gain in median sale price.

  4. Days on market stretched a bit, so pricing from the start is important.
