Montgomery had more sales and only a small rise in listings

The headline number for Montgomery is the sales count. The Real Estate Data Aggregator counted 854 homes sold across ZIP codes 77356 and 77316 in the three months ending July 31, 2026. That is up 46% from the same three months in 2025. New listings rose only 3.6% in that same period. Buyers absorbed the added supply without slowing down.

Nationally, the picture looked different. Realtor.com reported that median list prices fell 1.3% year over year in August 2026. Montgomery did not follow that pattern. Sales jumped and pending contracts kept climbing.

ZIP 77356: steady prices, faster contracts

The Real Estate Data Aggregator put the median sale price in ZIP 77356 at $384,500 for the three months ending July 31, 2026. That is up 1.5% from a year before. A small, honest gain. Homes for sale actually fell 12.4% year over year, which helped buyers move. Months of supply dropped 2 months from a year ago, landing at 4.9 months. Sellers averaged 97.3% of their list price.

Nearly 1 in 5 homes in ZIP 77356 went under contract within two weeks of listing. The Real Estate Data Aggregator put that share at 19.9%, up 1.1 points from a year before. That tells you some homes are priced well and move quickly. Not every home sold fast, though. The median was 63 days, 6 days longer than last year.

ZIP 77316: strong price growth, more listings

ZIP 77316 saw the bigger price move. The Real Estate Data Aggregator recorded a median sale price of $410,371 for the three months ending July 31, 2026, up 11.1% from a year before. Homes sold jumped 62.9%. That is a large gain. Inventory rose 18% year over year, so there is more to choose from. Homes took a median of 78 days to sell, 24 days longer than a year ago.

In ZIP 77316, sellers averaged 95.9% of list price, down 0.7 points from a year ago. That is a small dip worth noting if you are pricing a home there. Pending sales in ZIP 77316 rose 19.1% year over year, so buyer interest stayed real even as days on market stretched out.

What the national rate picture means here

Realtor.com reported mortgage rates at 6.67% in August 2026, up from 6.05% in February. CNBC noted the average 30-year fixed rate hit 7.45% on September 24, 2026, according to Mortgage News Daily. Rates moved around quite a bit this year. Montgomery buyers kept buying through it. The Federal Housing Finance Agency reported U.S. house prices rose 2.6% from July 2025 to July 2026. Montgomery's price gains in both ZIP codes landed above that national figure.
