Montgomery sales jumped even as new listings grew modestly
That number stopped me. The Real Estate Data Aggregator counted 854 homes sold across Montgomery's two ZIP codes in the three months ending July 31, 2026. That's up 46% from the same three months in 2025. New listings grew only 3.6% in that same period. Buyers are moving faster than sellers are listing. If you own a home here, that matters.
The Federal Housing Finance Agency reported U.S. home prices up 2.6% year over year through July 2026. Montgomery's two ZIP codes each showed price gains too, which I'll show you below. The national picture and the local picture are pointing the same direction.
The two ZIP codes tell different stories
Montgomery sits across two ZIP codes: 77356 and 77316. They share a town name, but the numbers read differently. It's worth knowing which one your home is in.

Pending sales are up in both ZIP codes
Pending sales tell you what is happening right now, not what closed last month. The Real Estate Data Aggregator counted 809 pending sales across Montgomery in the three months ending July 31, 2026. That's up 16.4% from a year before. Buyers are still writing contracts.
Supply is tighter than it looks
The Real Estate Data Aggregator counted 1,338 homes for sale across Montgomery in the three months ending July 31, 2026, up 4.9% from a year before. That sounds like more competition for sellers. But months of supply dropped in both ZIP codes, which means homes are selling faster relative to what's available. ZIP 77356 came in at 4.9 months of supply, down 2 months from 2025. ZIP 77316 came in at 4.7 months, down 1.8 months.
How quickly are homes going under contract?
In ZIP 77356, the Real Estate Data Aggregator found that 19.9% of homes went under contract within two weeks of listing, up 1.1 points from last year. In ZIP 77316, that share was 12.7%, down 8.8 points from 2025. So in 77356, a well-priced home can move quickly. In 77316, buyers are taking a little more time.
What the national picture adds
Nationally, the Federal Housing Finance Agency reported U.S. home prices rose 0.3% month over month in July 2026, on a seasonally adjusted basis. Year over year, prices were up 2.6%. Montgomery's price gains in both ZIP codes are running ahead of that national figure. Goodness, that's a meaningful gap.
Realtor.com reported that mortgage rates topped 7% for the first time since January 2025. That is worth knowing. Higher rates slow some buyers down. Even so, Montgomery's pending sales and closed sales both grew compared with last year. The demand here held up.
Realtor.com also reported that 20.8% of listings nationally took a price cut in September 2026, the highest share since October 2022. In Montgomery, the sale-to-list ratio in ZIP 77356 was 97.3%, and sellers there got 7.3% of sales above list price. Pricing still matters, but the local market is not seeing the same pressure as the national average.
Days on market crept up in both ZIP codes
I want to be straightforward about this. The Real Estate Data Aggregator showed median days on market at 63 days in ZIP 77356, which is 6 days longer than the same period last year. In ZIP 77316, the median was 78 days, up 24 days from 2025. Homes are still selling. They're just taking a little longer in some cases. Pricing your home well from the start makes a real difference in this kind of market.
