More homes are going pending even with more choices
These numbers cover the three months ending August 31, 2026. That is the period you will see throughout this post.
The headline fact is this: the Real Estate Data Aggregator counted 304 pending sales across Willis, New Waverly, and South Huntsville in that period. That is up 10.9% from the same months in 2025. At the same time, the number of homes for sale rose 7.3%, to 620. More choices, and buyers are still writing contracts. That combination is worth paying attention to.
Closed sales dipped a little, down 1.8% across the three towns together. That is a small slip, not a drop. The pending number tells you what is coming next, and that number is moving in the right direction.
What the broader picture looks like
Realtor.com reported that the South region had a median list price of $379,000 and homes sitting 68 days on market in September 2026. Mortgage rates topped 7% at that same point, according to Realtor.com. Buyers are working with real costs right now. The fact that pending sales here still climbed says something about demand in this market.
The Federal Housing Finance Agency reported that U.S. house prices rose 2.6% from July 2025 to July 2026. Month over month in July, prices were up 0.3%, seasonally adjusted. Prices are not falling on a national level, and that context matters when you are thinking about where your home sits.
Willis
The Real Estate Data Aggregator counted 208 pending sales in Willis in the three months ending August 31, 2026. That is up 7.8% from a year before. Inventory rose to 441 homes for sale, up 5.8%. The median sale price came in at $329,995, down 2.4% from the same period last year. Prices dipped a little, but buyers kept moving.
Homes in Willis took a median of 85 days to sell, 11 days longer than a year ago. Not every home sold fast. The ones priced well still attracted buyers. The Real Estate Data Aggregator found that 13% of Willis homes went under contract within two weeks of listing.
New Waverly
New Waverly had the biggest jump in pending sales of the three areas. The Real Estate Data Aggregator counted 34 pending sales in the three months ending August 31, 2026, up 142.9% from a year before. Homes sold rose too, up 63.6% to 18 closed sales. Inventory grew sharply as well, up 73.1% to 45 homes for sale.
New Waverly homes took a median of 132 days to sell, 57 days longer than a year ago. The median sale price was $387,000, down 5.1%. Sellers here are negotiating more. The sale to list ratio of 93.9% confirms that. If you are pricing a home in New Waverly, that context matters.
South Huntsville
The Real Estate Data Aggregator counted 62 pending sales in the South Huntsville ZIP code in the three months ending August 31, 2026, down 7.5% from a year before. Closed sales came in at 60, down 11.8%. Inventory of 134 homes was nearly flat, down just 0.7% from a year ago.
South Huntsville is the one area where pending sales dipped. Even so, the median sale price rose 2.1% to $296,200. Prices held and even gained a little, even as homes took longer to sell. The median was 88 days, 23 days longer than a year ago.
How the three towns compare
| Willis | New Waverly | South Huntsville | |
|---|---|---|---|
| Median sale price | $329,995 | $387,000 | $296,200 |
| Pending sales change | +7.8% | +142.9% | -7.5% |
| Median days on market | 85 | 132 | 88 |
| Sale to list price | 97.3% | 93.9% | 95.5% |
| Months of supply | 7 | 7.7 | 6.8 |
Willis had the tightest sale to list ratio at 97.3% and the fewest months of supply at 7. New Waverly saw the biggest surge in activity. South Huntsville held its price while other measures softened a little. Each town is telling its own story right now.
What this means for you
If you are selling, buyers are still writing contracts. The combined pending count is up 10.9% across these three towns. That is real demand, even with more homes to choose from.
If you are buying, inventory is up 7.3% across the market. You have more to look at. Homes are still moving, so a home priced well will not sit forever.
One thing worth knowing: the combined numbers can mask what is happening on a single street. A neighborhood inside Willis can read very differently from the Willis ZIP as a whole. The same is true in New Waverly and South Huntsville. If you want to know what is happening right where you are, I am glad to take a closer look.
