More homes are pending even with more choices on the market
Buyers are still stepping in. That is the clearest thing the numbers say for this market right now. The Real Estate Data Aggregator counted 304 pending sales across Willis, New Waverly, and South Huntsville for the three months ending August 31, 2026. That is up 10.9% from the same three months in 2025. At the same time, inventory rose 7.3%. More choices, and buyers are still moving.
More inventory with more pending sales is an encouraging combination. It tells you buyers have options and are still choosing to act. New listings did pull back 7.2%, so the inventory that is out there is carrying over from earlier in the year. That gives buyers a real shelf to browse, and it gives sellers a real pool of buyers to reach.

The Real Estate Data Aggregator counted 208 pending sales in Willis for the three months ending August 31, 2026. That is up 7.8% from a year before. Inventory in Willis reached 441 homes, up 5.8%. The median sale price came in at $329,995, down 2.4% from the same period in 2025. Homes took a median of 85 days to sell, which is 11 days longer than a year ago. | This period | Change from 2025 | |
|---|---|---|
| Pending sales | 208 | Up 7.8% |
| Homes for sale | 441 | Up 5.8% |
| Median sale price | $329,995 | Down 2.4% |
| Median days on market | 85 days | 11 days longer |
| Sale to list price | 97.3% | Down 0.3 points |
Goodness, 13% of Willis homes went under contract within two weeks of listing, per the Real Estate Data Aggregator. That is down 3.1 points from a year ago, so the very quick sales are a little less common. Still, more than 1 in 10 homes moved that fast. Price right, and buyers are there.
New Waverly
New Waverly had the biggest swing in pending sales. The Real Estate Data Aggregator counted 34 pending sales for the three months ending August 31, 2026, up 142.9% from a year before. Homes sold rose 63.6% to 18 closed sales. Inventory grew sharply too, up 73.1% to 45 homes. The median sale price was $387,000, down 5.1% from 2025. Median days on market reached 132 days, which is 57 days longer than the same period last year. New Waverly is a smaller market, so percentage swings can be large even with modest changes in raw numbers. The direction here is clearly more activity.
Homes in New Waverly are taking longer to sell and closing at a slightly lower share of list price. If you are selling there, pricing carefully from the start matters more than ever. The good news is that buyers are showing up in greater numbers than a year ago.
South Huntsville
The Real Estate Data Aggregator counted 62 pending sales in South Huntsville for the three months ending August 31, 2026, down 7.5% from 2025. Homes sold fell 11.8% to 60. Inventory dipped slightly, down 0.7% to 134 homes. The median sale price was $296,200, up 2.1% from a year ago. Median days on market came in at 88 days, 23 days longer than 2025. Sellers are averaging 95.5% of their list price.
South Huntsville's pending sales dipped, but the median price nudged up 2.1%. That is a small, honest gain. Homes are taking longer, and fewer are selling above list, with just 1.7% closing over asking price per the Real Estate Data Aggregator. Buyers have a little more room to negotiate here than they did a year ago.
