The Woodlands still has fewer listings, even with higher rates

I want to share what the numbers looked like for The Woodlands in the three months ending August 31, 2026. The headline fact is simple: fewer homes were available than a year ago. That shapes everything else you see below.

The Real Estate Data Aggregator counted 1,250 homes for sale across The Woodlands ZIP codes in those three months. That is down 3% from the same period a year before. Supply is still limited overall. If you own a home here, that matters.

At the same time, Realtor.com reported that mortgage rates climbed above 7% in September 2026, the first time that happened since January 2025. Higher rates slow some buyers down. Even so, the number of available homes kept falling. Those two things together tell a careful story.

The Real Estate Data Aggregator also counted 1,409 new listings in those same months, down 5.6% from a year before. Fewer sellers are coming to market. That keeps inventory tight even when buyer demand softens a little.

How each ZIP code read

The overall picture is one thing. Each ZIP code tells its own story. Here is what the Real Estate Data Aggregator showed for the three months ending August 31, 2026.

What buyers should know

With rates above 7%, as Realtor.com reported in September 2026, some buyers are pausing. Pending sales across The Woodlands fell 8.9% from a year ago, according to the Real Estate Data Aggregator. That gives a prepared buyer a little more room than a year ago. But with supply still down 3%, well-priced homes are not sitting long in every ZIP code.

ZIP 77381 showed a median of just 23 days on market, and ZIP 77382 showed 25 days, both per the Real Estate Data Aggregator. If you want to buy in those areas, being ready before you find the right home is worth the effort.

What sellers should know

Prices dipped in most ZIP codes compared with a year ago. That is worth knowing going in. The Real Estate Data Aggregator showed the median sale price in ZIP 77380 was down 19% from a year before, and ZIP 77382 was down 8.4%. Pricing carefully from the start matters more now than it did a year ago.

Realtor.com reported that 20.8% of listings nationally took a price cut in September 2026, the highest share since October 2022. That is a national number, not a Woodlands-specific one. Still, it is a good reminder: the first price is the one that gets the most attention.

On the other side, ZIP 77385 saw its median sale price rise 6.3% from a year ago, per the Real Estate Data Aggregator. And 17% of homes there sold above list price, up 11.6 points from a year before. Not every ZIP code read the same way.
