The Woodlands still moved more than 1,000 homes this summer
Goodness, that is a number worth pausing on. The Real Estate Data Aggregator counted 1,096 homes sold across The Woodlands in the three months ending August 31, 2026. That is down just 1.1% from the same period a year ago. Rates went up, and sales held almost flat.
Realtor.com reported that mortgage rates climbed above 7% in September 2026, the first time that has happened since January 2025. Higher rates usually slow things down. Here, they barely did.
What the wider market looked like
Fewer new listings came to market, down 5.6% from a year ago according to the Real Estate Data Aggregator. Homes for sale also slipped, down 3%. That means buyers had less to choose from, and sellers faced real competition for each buyer's attention.
Pending sales were down 8.9% from a year ago. That is worth watching. It tells us the pipeline heading into fall thinned a little. Still, more than 1,000 contracts are in progress, so activity did not stop.
How each ZIP code read on its own
The overall number is steady, but the ZIP codes tell different stories. Here is a quick look at median sale price and days on market for each one, all from the Real Estate Data Aggregator for the three months ending August 31, 2026.
ZIP 77381 had the shortest median time on market at 23 days, according to the Real Estate Data Aggregator. ZIP 77384 sat at 57 days, 17 days longer than a year ago. Same market, very different pace.
A few ZIP codes worth a closer look
ZIP 77385 saw its median sale price rise 6.3% year over year to $372,000, and the share of homes sold above list price jumped 11.6 points to 17%, per the Real Estate Data Aggregator. Days on market there fell 9 days shorter than a year ago. That is a different story from some of its neighbors.
ZIP 77382 added a lot of inventory. Homes for sale there rose 25.8% from a year ago, the Real Estate Data Aggregator shows. More supply usually gives buyers more room to negotiate. The median sale price there slipped 8.4% to $595,000.
ZIP 77381 kept its pace steady. Days on market held at 23, unchanged from a year ago. The Real Estate Data Aggregator shows 38.7% of homes there went under contract within two weeks of listing, even though that share was down 10 points from a year ago.
What rates and prices look like right now
Realtor.com reported a median home price of $353,995 for the Houston-Pasadena-The Woodlands metro area as of September 30, 2026. The Federal Housing Finance Agency reported that U.S. house prices rose 2.4% from August 2025 to August 2026, and 0.3% from the prior month in August on a seasonally adjusted basis. Those are national figures, not specific to The Woodlands, but they show prices are still moving.
Realtor.com also noted that 20.8% of listings nationally carried a price cut in September 2026, the highest share since October 2022. That is a national figure. In The Woodlands, sellers who priced well still found buyers. Those who did not had to wait longer or adjust.
- The Woodlands closed more than 1,000 homes in three months, even as rates crossed 7%.
- Inventory is lean, pace varies a lot by ZIP code, and prices are softer in some areas than others.
- The market is active, and it rewards a well-priced home.
One street can read very differently from its ZIP code's average. If you want to know what the numbers say about your specific address, I am glad to pull that together for you.
